Phase one of Sun Medical & Professional Plaza was completed by ORR Builders in six months. Phase one construction consists of 5 acres of site development with provisions to extend into an additional 1.9 acres in the future. These improvements included installation of complete underground utility infrastructure, site improvements, grading of three building pads and constructing one building.

Wet utility underground infrastructure included fire and domestic water, sewer and storm system including underground infiltrators to handle all site water. Storm system also included installing 1,800 lineal feet of (2) side by side 60" storm drain lines fed by a 52' long catch basin located on Wildcat. These lines do not handle any site water but are designed to drain the majority of public storm water north of the I-10 Freeway and west of Washington Street to Cook Street. Installation of these lines required relocation of several existing underground utilities. Dry utility underground infrastructure includes IID, Verizon, Time Warner Cable and The Gas Company.

Other site improvements consisted of new drive entrances from Washington and Wildcat streets, complete site concrete including 100,000 square feet of concrete paving for road ways and parking areas, landscaping, site lighting and fabric style parking shade structures. Additionally, two building pads have been prepared for future buildings. ORR's client has indicated some interest in the next two buildings so they have been released for design.

Orr Builders constructed building 3, a one-hour rated shell building intended for up to (4) tenants. Building 3 is a concrete tilt-up structure with a hybrid panelized roof structure minimizing columns with in the building and thus providing for vast clear span areas. Exterior finishes consist of stone veneer and painted plaster and concrete surfaces. The roof membrane is a class "A" foam roof which is an integral part of the one hour building.

Building 3 was completed on June 15, 2011, as scheduled with site work together with several significant site revisions to be completed on 7/8/11. The first tenant of the new building is DaVita, a Fortune 500 company, which is the leading provider of kidney care in the United States.
